Roof Condition Surveys & Defect Investigation
We provide independent roof condition surveys and technical defect investigations for residential, commercial and other buildings.
Our inspections assess the condition, construction and performance of the roof and can identify defects associated with workmanship, materials, deterioration, water ingress, premature failure and previous repairs or alterations. Where appropriate, we consider whether the roof has been constructed in accordance with relevant British Standards, manufacturer requirements, Building Regulations and recognised industry guidance.
The scope of each inspection is tailored to the property and the issues requiring investigation. This can include external inspection, accessible roof spaces and internal areas, together with drone-assisted inspection where this provides useful access to otherwise difficult-to-view roof areas.
Our reports provide a clear photographic record of significant findings, identify the nature and extent of defects, consider their likely implications and set out appropriate recommendations for repair, further investigation or remedial work.
Where the circumstances require more than a general condition assessment, we can undertake a more detailed technical investigation to establish the likely cause of roofing defects or failure and assess whether isolated repair or more extensive remedial work is appropriate.

Technical Roofing Consultancy
We provide specialist technical roofing consultancy for property owners, construction professionals, developers, contractors and other organisations requiring independent advice on roofing design, construction, defects and remedial works.
Drawing upon more than 40 years of roofing and construction experience, Paul provides practical and technically informed advice on complex roofing matters, including the interpretation and application of British Standards, Building Regulations, manufacturer requirements and recognised industry guidance.
Our technical consultancy can include investigation of roofing defects and premature failures, assessment of workmanship and standards compliance, review of specifications and construction details, consideration of proposed remedial solutions, review of contractor proposals and technical documentation, and advice on appropriate repair or replacement strategies.
Where an existing roof has failed or is performing inadequately, we can investigate the underlying cause rather than considering the visible symptoms in isolation. This can include the interaction between roof coverings, fixings, underlays, ventilation, insulation, drainage, flashings and other junctions forming the complete roofing system.
Project Management & Roofing Quality Assurance
We provide independent project management and roofing quality assurance for refurbishment, replacement and new-build roofing projects.
Our involvement can be tailored to the requirements of the project, from technical review before works commence through to regular site inspections and completion. Inspections can be undertaken at agreed stages or hold points so that important elements of the roof construction can be examined before they are covered by subsequent work.
Quality assurance inspections consider workmanship, materials and construction details against the project specification, relevant British Standards, manufacturer requirements and other applicable technical guidance. Where required, we can also review technical queries, proposed changes and contractor submissions during the works.
Our services can include pre-start technical review; inspection of roof decks and substrates, underlays, insulation, battens, roof coverings and fixings; assessment of ventilation, ridges, hips, verges, valleys, flashings and other junctions; and snagging and completion inspections.
Independent roofing quality assurance provides the client and project team with experienced technical oversight as the works progress and can identify defects or departures from the required specification before they become concealed or more difficult and costly to rectify.
Remedial Cost Assessment & Estimating
We provide independent assessment of roofing repair and remedial costs where an informed understanding of the required works is necessary.
Following inspection and identification of the relevant defects, we can define the scope of necessary remedial work and provide budgetary cost assessments to assist property owners, clients and professional advisers in understanding the likely financial implications.
We can also review roofing quotations and contractor proposals to consider whether the proposed works address the identified defects, whether the scope is appropriate and whether the costs are reasonable in the context of the work required.
Where Paul is instructed as a roofing expert in a dispute, he can provide an independent technical opinion on the nature and extent of necessary remedial works and, where within the agreed scope of instruction, their reasonable anticipated cost. Such assessments are provided as professional cost opinions and should not be regarded as contractor quotations or tenders for the works.
Drone-Assisted Roof Inspections
We use high-resolution drone photography as part of our roof inspections where it provides a safe and effective means of examining areas that cannot readily be assessed from ground level.
Drone-assisted inspection can provide detailed views of roof coverings, ridges, hips, valleys, verges, flashings, rooflights, gutters and other difficult-to-access areas. The imagery can be considered alongside ground-level and internal inspection to provide a more complete assessment of roof condition and construction.
Where appropriate, drone photographs are incorporated into our technical and condition reports to provide clear photographic evidence of identified defects and areas requiring further investigation or remedial work.
Drone inspection is subject to suitable site conditions, weather, airspace restrictions and safe operating requirements.
Nationwide Roofing Consultancy
ECS is based in Norfolk, but our services are not restricted to East Anglia.
We accept suitable instructions throughout the UK and Paul travels nationally where specialist roofing expertise, site inspection or project attendance is required.
This includes roof condition and defect investigations, expert witness instructions, pre-litigation assessments, roofing quality assurance, project consultancy and complex technical roofing investigations.
Site attendance, travel and any necessary accommodation are considered as part of the scope and fee for each instruction.
